Brook Hill House Development Strategy
We were commissioned to develop a planning strategy for Brook Hall Estate, focusing on the future potential of Brook Hill House within its historic and environmentally sensitive setting. The key challenge has been balancing development opportunities with the protection of heritage assets, landscape character, and ecological constraints, alongside navigating planning policy and stakeholder expectations.
To date, we have completed a comprehensive site assessment, including a detailed review of planning policy, heritage designations, environmental sensitivities, and development constraints.
This work has been supported by early engagement with key stakeholders to better understand opportunities and risks, and to ensure alignment with local planning priorities. Our initial findings have identified a range of potential, low-impact uses—including residential and tourism-related elements—while emphasising the importance of conservation, high-quality design, and integration with the wider estate.
The project is ongoing, with the assessment phase providing a strong evidence base to inform the next stage of strategy development, ensuring a robust and deliverable framework for the site’s future.
